KEEP IT SIMPLE
If I can't explain it and you can't understand it, it's not going to be very useful. The format I use makes the process easy to follow. I take the stress, you get to sleep at night. In case you're the curious type, or I've directly told you to, the following documents are some of the tools I use to keep us on track.
THREE PARTS TO START
ON YOUR MARK
Pre-market prep.
1.1 INTRODUCTIONS
We make an outline together get familiar with short and long term goals. I'll give you an update of what kind of fluctuation is going on in our local real estate market.
1.4 RECORD PULL
Pull a preliminary title report from title to identify any liens or clouds on the property. This is also a good time to disclose any other issues you feel make come up. No surprises later!
1.2 LISTING PAPERWORK
Make it official with a listing agreement and review the other forms needed to put your property up for sale. Everything from a listing agreement to a seller disclosure.
1.5 CMA
Run comps and get an accurate estimate of worth. How much is fair market value? We will decide on the opening day price and expected timeline.
1.3 WALK THE PROPERTY
I gotta see what we're selling. a Personal visit will let me know the condition to conduct an accurate CMA (Comparative Market Analysis) of your place.
1.6 EXPECTATIONS
This ones a doozy. Time to discuss the what ifs. Bring all your questions. I'm gonna give you the honest answers, like 'em or not.
GET SET.
We're live.
2.1 THE PRE-MOVE
Prepping a home prior to listing is essential. Unnecessary items in boxes. Yard mowed and weeded. A blank canvas is your best friend. Allow others to see themselves living in it.
2.4 SIGN POST
We still market in real life too. Physical flyers, a nice big signpost and directionals to lead real people to your spot.
2.2 BELLE OF THE BALL
Professional photos will highlight every feature of your home. Get showtime ready! We do stills and drone photos to show off your properties potential.
2.5 OPEN HOUSES
We may put a licensed agent inside to open the door for those people looking to visit without an appointment. Neighbors will often bring friends.
2.3 PUSH THE BUTTON
Time to go live. Get that home out there for people to buy. Once we hit the button, it's fair game and time to bring in the house hunters.
2.6 ALL THE MARKETING
Instagram & Facebook flyers, Youtube videos, mailers, where does it end? No idea, but we can do all of them and then some just in case.
GO.
Post market wrap up.
3.1 OFFERS IN HAND
Someone will make on offer to purchase your home. If you decide to agree to their terms, we will have mutual acceptance, the start of the sale.
3.4 NEGOTIAITIONS
This is often the most stressful part of a deal for everyone involved. A buyer can ask for repairs or reductions in price, or even walk from the deal. If both parties are good, move forward one step! If not, back to 3.1 for another round.
3.2 UNDER CONTRACT
You have given exclusive purchase rights to one buyer and started the process of selling. Time to figure out what they want!
3.5 WRAP IT UP
Everyone is happy. We're moving forward. Paperwork gets prepped and signing with loans, title, escrow and anyone else gets finished. We head to the closing , sometimes with a mobile notary. Bring your good pen, we still sign in ink.
3.3 POKING AT IT
The buyers will likely be hiring an inspector to find any issues. An appraiser will also complete a walkthrough to make sure it's enough value to greenlight the loan.
3.6 VACATE.
Time to go. At this point everything needs to be out of the house and you're on your way. Keys will be passed to the new owners. It's time to go and find another property to call me about!
